A typical 600 sqft 1-bedroom detached ADU rents for $2,600–$3,500/month, with a midpoint near $3,060. An 800 sqft 2-bedroom clears $3,800–$5,000. Premium submarkets (Peninsula, central SF, central Marin) carry an additional 10–20% on top of those medians.
SF proper vs Peninsula vs East Bay
The Peninsula (Palo Alto, Menlo Park, Burlingame, Mountain View) tops the rent chart on a per-sqft basis, edging out SF proper by 5–10%. SF proper is mixed: prime neighborhoods (Noe Valley, Pacific Heights, Cole Valley, Mission, Marina, Castro) remain near peak; outer SF (Sunset, Excelsior, Bayview) trails.
